On-site walk-through where we probe for rot, check ledger flashing, test fasteners, measure board condition and photograph everything. You leave the meeting with a written scope, a fixed price, and a calendar date — not a "we'll get back to you."
Furniture out, plants tarped, surrounding siding masked. We chemically strip old failing stain or paint, then commercial pressure-wash with a wood-safe brightener that opens the grain so the new finish actually bonds.
Board-by-board orbital sand from 60-grit through 120 — that's where the silky finish comes from. Rotten boards swapped, popped nails pulled and replaced with stainless screws, joist tops capped, splinters knocked down.
Two-coat application of a penetrating oil-based stain in your chosen tone (we'll bring 6+ samples to your house first). Sealed, then cured 48 hours before anyone walks on it. We do not cut this time — that's where most "refinish" jobs fail.
We hand the deck back with a printed care guide and the leftover stain for touch-ups. Then we walk it together, board by board, until you're happy with every inch — because the job isn't done until you say it is.
